Lift maintenance & AMC — the honest guide

A lift is only as safe as its maintenance. Here's how often it should be serviced, what a good Annual Maintenance Contract (AMC) must cover, what it costs in India, and the red flags to catch before you sign. Independent — we don't sell lifts or AMCs.

How often should a lift be serviced?

At least once a month. Most AMCs include 12 routine visits a year, where the technician carries out CLA — clean, lubricate and adjust — and checks every safety device. This monthly service is separate from the periodic statutory inspectionrequired under your state's Lift Act, which is a legal obligation on the building owner.

What a good AMC must cover

The monthly visit should inspect and service, at minimum:

  • Ropes / suspension and the traction sheave
  • Brakes and the safety gear / overspeed governor
  • Door operator, interlocks and the door safety sensors
  • Controller, drive and wiring
  • Levelling accuracy (the cabin stopping flush with the floor)
  • Automatic Rescue Device (ARD), alarm and intercom
  • Lubrication, cleaning and adjustment (CLA) of all moving parts
  • A signed entry in the service logbook after every visit
Insist that every visit is signed off in a service logbook kept at the lift. It is the single most important record — both for catching problems early and as evidence if there is ever an accident.

Comprehensive vs non-comprehensive

The big choice is who pays when a major part fails. A non-comprehensive AMC covers servicing and labour but charges you separately for major parts; a comprehensive AMC is “bumper-to-bumper” and includes most major spare parts — for about 60–70% more.

For an older lift where parts will start failing, comprehensive often works out cheaper and removes the temptation to delay a needed repair.

Red flags before you sign

  • No written list of covered/excluded parts — the number-one cause of AMC disputes.
  • No guaranteed emergency response time for an entrapment — get the hours in writing.
  • Untrained or uninsured technicians — ask who actually services your lift.
  • No service logbook kept and signed at the lift.
  • A price that looks too cheap — and a maker who may not exist in five years to supply parts.
